Building Permits

A CJ Building Permit Application can be downloaded here or picked up at City Hall. The time to process the application with vary with the complexity of the project and the amount of detail included with the application, most are approved in a week. The application asks for zoning classification, a zoning map is available here and also at City Hall. Lot size can be found on Beacon. A 2-page Residential Zoning Summary is available to help with planning.

Permits are required for the following projects:

  • New residential or commercial construction
  • Remodeling that changes the exterior dimensions, height, or floor area
  • Remodeling that changes the number of dwelling units
  • Remodeling that changes the use (from commercial to residential for example)
  • Garage or carport
  • Porch, patio or deck
  • Any storage building larger than 10 feet by 10 feet
  • Any storage building permanently fixed
  • City sidewalk.

Fences do not require building permits. City code allows for fences with a maximum height of four feet in the front yard and six feet in the side or rear yard. Corner lots have additional visibility requirements. Fences should not be built on the property line.

Flood insurance map is available at http://fema.maps.arcgis.com/home/index.html. Select “Map” in the top left menu and enter the address.

Approved Building Permits are valid for one year from date of issue.

Variation from the original plan that changes dimensions more than 1 foot in any direction requires a new permit.

Additional permits and inspections may be required by the State of Iowa.
